President's Comments
We started the meeting explaining the voting process
for 3 Board openings. We need to receive 177 valid ballots to conduct the election. The
most common cause for an invalid ballot is the owner not filling out and signing the ballot envelope. Vote
for who you want but please vote. It’s your community.
There have been some owners using golf carts within
the facility. Only persons permitted to use them is for disability and they are required to display a DMV
disability placard. Additionally, carts in operation for golf course management are permitted. Use of carts
by anyone else is prohibited and exposes the HOA to liability for which we are not insured. Avail has been
instructed to notify owners using carts to cease using them.
The Board, through Avail will issue a standard
for owners desiring to use satellite dishes. While they will be allowed, they must be installed unattached
to HOA property and unobtrusive to neighbors. Owners must submit an architectural request prior to installation.
We
have been moving along with our roofing project. The contractor is reacting to emergency leaks and a priority
plan. Please contact Avail for any emergency situation.
Our reserve fund is slowly getting
healthier. We still have a great amount of delinquent accounts which has challenged our finance management.
We have been successful in collecting some monies but those in arrears are sill too many. If the progress rebuilding
the reserve fund continues, we hope to resume painting another court after the season.
The website, www.palmroyalecc.com , has
been updated to include, Architectural Request forms, Maintenance Listing, CC&Rs, Rules and Regulations
and Bylaws. They can all be either reviewed or printed out directly from the site.
Our
thanks to Board member Sharlene who put together the Happy Hour. It was a resounding success.
There are several more planned and they are scheduled on the web page.
Many people
have been observed driving within the facility at an unacceptable speed. We remind all that the speed limit is 20mph and should
be followed both for safety and courtesy reasons. Residents should be able to casually walk the property
without worrying about speeding cars.
Our next meeting on March 27th is the annual HOA meeting when the election of Board members will take place.
The election will be conducted by Avail and no other business will be conducted. We encourage all to attend. Gary Paff
