President's Comments

   This was our last HOA meeting before going “Dark” until late September.  We had a reasonable turnout considering a lot of owners have left for the summer.

    We announced that after some discussion with Dan, he has reconsidered his resignation and the Board has reinstated him as Palm Royale’s maintenance person.  The announcement was more than well received by those present along with members of the Board.  The emphasis will be him maintaining PR HOA common property. In the past, many owners had contacted him directly.  We stress that owners should contact Avail about areas needing attention, not Dan. They will determine how to respond to any problem areas.
     A final decision was made on the placement and wiring for the fountain.  The fountain will be located in the larger lake between the 6th and 7th holes. Our delay acting on this was to carefully consider where the placement would benefit most residents. Those owners who had views in the past will still have views but the new location offers an additional five buildings (50 added owners) the ability to enjoy the fountain.
    We will inspect the condition of our pool furniture.  Some are in need of repair or replacement.  Avail along with a member of the Board will inspect and secure bids for whatever we need to do.  Priority will be given to areas needing action the most. 
  
   Our R&Rs require a beige colored “For Sale” or “Rent” sign be used.  Reprint of the signs we used in the past are costly.  There is an online printer that will generate 12x18 signs. We will order the “For Sale” and insure they meet our standards.  If they do, the “For Rent” set will be ordered.  We should receive the 1st order by mid July after which,  the signs can be purchased at the Pro Shop.
   An owner requested that more recycle bins be placed on the property since access is limited when the maintenance area is locked.  We will talk to Burtec about relocating the present bin to the trash area at the clubhouse. This  will make it available 24/7 and negate the need to add bins.

   The method of controlling contractors on the property has created many problems. Many violate our R&Rs either by ignoring or not being aware of them.  This was a major problem for Dan when he attempted to enforce them.  We strongly remind owners that they are responsible for the actions of any contractor they use.   We are reviewing a requirement that owners register contractors.  The present architectural request requires the name and CA license of contractors. This has not always been completed, however, future requests will require it for approval.  As clarification, this requirement is not meant for items such as leaking faucets, air conditioning repair etc. but is meant for items such as structural modifications or carpet replacement. 
  Painting will resume July 24th on Cobalt, the Clubhouse and Guardhouse. 
  Our next meeting is September 25th.  We wish you all a happy summer.
